When to book a survey in Netherfield

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the roof space and outside, and the report recommends a structural engineer if support is a concern.

We are often asked to look at:

  • Mortar washing out of the joints
  • Redundant stacks capped without ventilation
  • A chimney out of line
  • Gaps in the mortar around the pots

If you look after a building such as Netherfield CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before you book

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether they hold professional indemnity and public liability insurance
  • Will they check the loft as well as the outside?
  • How long they’ve been surveying roofs

What a good roof survey covers

Chimney surveys for homes and businesses in Netherfield

Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. Where part of a stack can’t be seen, the report says so. Each defect is recorded with a photo and a plain description. We survey chimney pots and cowls, flaunching and lead flashings, and the problems we’re asked to look at most are flaunching that has broken away and gaps where the stack meets the roof.

Somewhere as small as Netherfield, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether a stack needs rebuilding on structural grounds
  • Areas we cannot view from safe positions
  • Hidden damage within the stack

What we look for on each type of roof

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Use the report as a baseline for future checks
  • Look at the chimneys with binoculars after a storm
  • Make sure fixings on the stack are secure
  • Use a Gas Safe registered engineer for gas appliances

Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

How the survey works

The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes an hour or two for most homes, a little longer where there are several stacks. Rural addresses near Netherfield can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photographs and recommendations, is emailed to you.

Before we arrive

  • Leave a clear route to the loft
  • Note where any stains or damp appear
  • Make a note of anything you’d like us to look at
