Netherfield Gutter Survey
A survey of gutters, valleys, outlets and downpipes for Netherfield, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Overflowing eaves gutters
- Overflowing valley or parapet gutters
- Cracked or loose downpipes
Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Watch the gutters during heavy rain
- Check that downpipes are firmly fixed to the wall
- Have gutters cleared at least once a year
- Note any damp stains below the gutters
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email as soon as it is ready.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
Gutter survey in Netherfield: what you get
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey downpipes, parapet and box gutters and valley gutters, and common reasons people get in touch are rotten fascias or stained soffits and gutters that have fallen out of line.
Somewhere as small as Netherfield, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

FAQs for Netherfield
Do you survey roofs for landlords with property near Battle station?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.
Is my home in Netherfield listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a gutter survey explain damp on my walls?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Do you climb onto every roof?
Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
What’s the price of a gutter survey?
Prices start from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or send us an email.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Roof by roof
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.
Lead-lined valley and parapet gutters
We check the lining, the joints and the outlets as far as they can be seen safely. Lead is also a target for theft.
How the survey works
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Netherfield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- Unlock side gates and any roof access doors
- Check the loft hatch can be reached
- Tell us where we can park nearby

Related advice
Can I check my roof myself?
What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Do you need a gutter survey in Netherfield?
Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. The survey helps pin down the source before more damage is done.
A survey makes sense if you’ve noticed:
- Joints that drip after rain
- Blocked outlets and hoppers
- Fascia boards damaged by overflowing water
- Overflowing valley or parapet gutters
For site and facilities teams at buildings such as Netherfield CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Choosing a roof surveyor
- Which viewpoints they use to see the roof
- How long they’ve been surveying roofs
- When you will get the report
- Will they check the loft as well as the outside?
Gutter surveys in Netherfield: local notes
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Durhamford Manor, about 3.3 miles east, is one of the historic houses in the wider area around Netherfield. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
Take an older house close to Church of St John: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Battle station, a dated record of the roof is useful when planning maintenance across a let.
Netherfield is about 7 miles north of Bexhill-on-Sea, in East Sussex. Wherever you are in Netherfield, we can come and survey your property. We cover towns and villages across East Sussex. We also survey roofs in Maidstone.

Why it is worth a survey now in Netherfield
A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. For an older or listed building in a place like Netherfield, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
