Penhurst Gutter Survey
Gutter surveys in Penhurst from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and the South East.
- Leaking or loose downpipes
- Gutters overflowing in heavy rain
- Fascia boards damaged by overflowing water
Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Have gutters cleared at least once a year
- Don’t climb a ladder to look in the gutters
- Look for downpipes coming loose
- Do not leave hidden gutters out of a clear-out
For let and shared buildings, the report can go on file to help plan maintenance. The photographs help when you explain the work to others.
Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
Gutter survey in Penhurst
Damp on walls, water marks under a valley or streaks down the brickwork frequently trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. We survey outlets and hoppers, fascias and soffits and downpipes, and common reasons people get in touch are leaves and moss blocking gutters and leaking or loose downpipes.
In a village or hamlet like Penhurst, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.
Where we cannot see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Different roofs, different checks
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.
Cast iron gutters
Plenty of period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.
What happens on the day
There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours on an ordinary house, and more on a big or complicated roof. For a village or hamlet like Penhurst, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.

When to book a survey in Penhurst
Hidden gutters are frequently lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead linings can also be stolen.
Problems we come across frequently include:
- Sagging gutters and loose brackets
- Valley or box gutters that overflow inside
- Leaking or loose downpipes
- Joints that drip after rain
Take an older house close to The Parish Church of St Michael: old fixings, lead flashings and tall chimneys are typical of older roofs.
Choosing a roof surveyor
- Their track record with similar roofs
- Which limits apply to the survey
- Whether they hold professional indemnity and public liability insurance
- How they’ll see the roof: from the ground, the loft, the roof or by drone
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- The inside of buried drains
- Damage hidden inside walls or behind boards
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.
What we check
- Fascias and soffits
- Parapet and box gutters
- Downpipes
- Valley gutters
- Outlets and hoppers
- Eaves gutters
Your questions about gutter surveys in Penhurst
How do I find out if my home in Penhurst is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
I let a flat near Battle station. Can you check the roof?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Does the season matter for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.
Can a gutter survey explain damp on my walls?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.
Are you structural engineers?
No. We note visible signs like sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Does the report include photos?
Yes, every report has them. Each finding is shown in a picture where possible.
Do you survey at weekends?
Yes. Surveys are carried out seven days a week. To find a day that suits, phone 07833 053749 or use the contact form.
What affects the price in Penhurst
All our prices include VAT. What changes the price is:
- Chimneys, valleys, parapets and other details
- Commercial roofs and larger buildings
- The package you choose: Basic, Standard or Premium
- How many separate roofs there are, such as extensions, dormers and garages
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Helping us price your survey
When you call or email, these details help:
- The property’s address and postcode
- When you need the report by
- The style of property, from a terrace to a block
- Any stains, drips or damp patches you’ve seen indoors
Once you know what you need, phone 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
Penhurst homes and their roofs
With Bateman's about 4.7 miles north, Penhurst sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Battle station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park such as Ashburnham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.
