Chimney surveys around Grove Hill

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Grove Hill has a long history of building, with Horselunges Manor about 1.9 miles south-west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Chimney survey in Grove Hill

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed unused flues sealed without airflow and cracked or missing flaunching, we can find out what’s behind it, on shared and party-wall stacks, lead flashings and flaunching alike.

Somewhere as small as Grove Hill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

How we price chimney surveys

Our packages start from £150, including VAT. The price for your roof depends on:

  • Building height and the viewpoints available
  • The roof’s overall size
  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Booking your survey

Before you get in touch, it helps to have:

  • Access details, such as a loft hatch or a shared roof
  • Your timetable, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch

Not sure which survey you need? It is easiest to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll explain the options and the price.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at most homes, and longer for a large or complex roof. You’re welcome to ask questions while we’re there. Somewhere like Grove Hill needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

Advice

Common questions in Grove Hill

How do I find out if my home in Grove Hill is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Grove Hill within the area you cover?

Yes, Grove Hill is on our map. A small place gets exactly the same survey as a big one.

Is a leaning chimney dangerous?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. We record its condition with photographs, and a structural engineer can assess whether it needs work.

What’s in the survey report?

Written findings with photographs, explaining the condition of the chimney stack, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photographs.

Can you find out why my chimney breast is damp?

Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped, and record what we find.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Checking the roof from the ground

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Why act early in Grove Hill

A small amount of repointing or new flaunching is usually a modest job. Leave it, and frost can work the stack loose and the job gets bigger. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

How the survey changes by roof type

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

Rendered stacks

We cannot see the bricks behind render without it being opened up, so the report says what can and cannot be judged.

When to book a survey in Grove Hill

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

These are some of the problems a survey can pick up:

  • Mortar washing out of the joints
  • Signs that a stack is leaning
  • Damp patches on chimney breasts
  • Flashings pulling away from the stack

For any home in Grove Hill, it’s the small, early fault that is cheapest to put right.

Before you book any roof surveyor

  • Their drone registration, if they fly one
  • Which parts of the roof they’ll actually see
  • What happens after the report arrives
  • Their track record with similar roofs
