Roof survey in Broad Oak: what you get
Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We’re often asked to look into loose chimney pots and debris building up in roof valleys, across ridges, hips and valleys, clay and concrete tiles and natural slate.
In a village or hamlet like Broad Oak, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Leave it or get it looked at?
Without a survey, you’re guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed. In a place like Broad Oak, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for the job before you book.
What you get with us
- Prices that include VAT
- An independent view of the roof
- Photos and a written report every time
- More than 5,000 surveys completed
Practical tips
Nothing here needs a ladder. Our suggestions:
- Leave roof access to professionals
- Ask about a flat roof on an extension or garage too
- Check the roof from the ground after storms
- Keep a record of damp patches and dates
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.
Don’t block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Checking the roof from the ground
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
How the survey works
On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about one to two hours for most houses, and longer for a large or complex roof. Cottages and farmhouses around Broad Oak often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Getting ready for the survey
- Keep pets out of the way during the survey
- Move anything stored under the loft hatch
- Tell us about any leaks, stains or damp patches you know of

Broad Oak questions
Do you survey roofs for landlords with property near Stonegate station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is my home in Broad Oak listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
Does the weather affect the survey?
It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What does a roof survey include?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Broad Oak homes and their roofs
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you own a rental within reach of Stonegate station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings like Broad Oak Community Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Ebenezer Chapel, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Roof by roof
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Loose or missing tiles there let rain into the wall.
Natural slate
Slate is common on older homes in London and the South East. Widespread slipping typically points to corroded nails, which we describe in the report.
