Roof survey in Snagshall
Our roof surveys cover Snagshall and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you are ready to book, phone 07833 053749 or drop us an email. If you are worried about ponding, splits or blisters on flat roofs and leaking gutter joints and downpipes, we can find out what’s behind it, whatever the roof.
In a small place like Snagshall, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

When to book a survey in Snagshall
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.
A survey can pick up problems such as:
- Worn or blocked valleys
- Ridge tiles that have lifted or moved
- Condensation or damp timbers in the loft
- Blocked, sagging or leaking gutters
Take a building like Bodiam Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before booking
- What exactly goes into their report
- Are they insured for the work?
- Whether the inside of the roof is included
- Do they have a CAA Flyer ID and Operator ID for drone work?
Surveys for landlords and agents in Snagshall
Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.
Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.
Different roofs, different checks
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.
Natural slate
Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Snagshall questions
Is Snagshall within the area you cover?
Yes. Snagshall is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.
How do I find out if my home in Snagshall is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
How long will you be at the property?
Allow about one to two hours at a typical home, and about three to four hours for a commercial roof. We will give you an idea of timing when you book.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Do you use drones?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Honest limits
It is useful to know what a survey will not do before booking:
- How the roof will behave in every kind of weather
- What’s under the slates, tiles or felt
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Around Snagshall, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.

Roofs, chimneys and gutters in Snagshall
In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Great Dixter, about 2.2 miles east, show how far back building in the area around Snagshall goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
For landlords with property near Robertsbridge station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near The Parish Church of St James, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What affects the cost of roof surveys
Not every roof costs the same to survey, and it comes down to:
- The roof’s overall size
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, such as extensions, dormers and garages
- Features like valleys, chimneys, dormers and parapets
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
Booking your survey
A little information up front helps. Please include:
- What’s prompted the survey
- How the loft is reached, if there is one
- The address and postcode of the property
- The kind of building and roof involved
If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.
