Pre-purchase roof surveys for homes and businesses in Snagshall

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. If you’ve noticed blistered or split felt on a flat roof and bitumen or mortar used in place of proper repairs, a survey will tell you what’s going on, whatever the roof.

Being in a small place like Snagshall makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

FAQs for Snagshall

Does a conservation area affect roof work in Snagshall?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Snagshall?

Yes, Snagshall is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or use the contact form.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we’ll explain what’s needed.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

What we look for on each type of roof

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. We’ll say if the flue needs a specialist.

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Prices for pre-purchase roof surveys in Snagshall

All our prices include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • How big the roof is
  • If the survey needs thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

What helps most when you contact us:

  • How the loft is reached, if there is one
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Buying a home or a new roof in Snagshall

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses such as Great Dixter, about 2.2 miles east, show how far back building in the area around Snagshall goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

The streets around a church such as The Parish Church of St James are frequently among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. For landlords with property near Robertsbridge station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What happens on the day

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Snagshall can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Jot down any questions you want answered

What a pre-purchase roof survey doesn’t cover

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • How a seller will respond, or what the house is worth
  • Anything beyond the roof, which a full home survey covers
  • What’s under the slates, tiles or felt

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.
