Questions from Swaile's Green
Is Swaile's Green within the area you cover?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you cover Swaile's Green?
Yes, Swaile's Green is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Is your roof survey a RICS survey?
No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
When will the report arrive?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Is a roof survey worth having alongside a home survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.
Pre-purchase roof surveys for homes and businesses in Swaile's Green
Book after your offer is accepted and before exchange. That is when the findings are most useful, while you are not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Common reasons to book are flashings that have lifted or split and old water stains in the roof space, on flat-roofed extensions and dormers, natural slate and gutters and downpipes.
For a small place like Swaile's Green, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

How we price pre-purchase roof surveys
Prices vary from roof to roof, for these reasons:
- House, block, shop or office
- Chimneys, valleys, parapets and other details
- Roof area
- Any need for thermal images or a drone flight
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.
What to let us know when you get in touch
A few details help us point you to the right survey and price. When you get in touch, it helps to mention:
- Any marks or damp showing indoors
- The kind of building and roof involved
- Your postcode, so we can check access and travel
- Any deadline, such as an exchange date
Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.
Tips that help
Most of what helps is simple and safe from the ground. A few suggestions:
- Arrange the survey as soon as your offer is agreed
- Notice patches of new decoration in top-floor rooms
- Ask whether there are papers for past roof work
- Find out whether the roof has been replaced or patched
With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.
Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

What else we do in Swaile's Green
Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Different roofs, different checks
Lead flashings and valleys
Many leaks start at a flashing, so we check each one closely. Any that need attention are photographed and explained.
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well.
Landlord and commercial surveys in Swaile's Green
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
What a pre-purchase roof survey looks like in Swaile's Green
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. About 1.2 miles south lies Durhamford Manor, a reminder of how long the area around Swaile's Green has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near St Marks Staplecross, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Landlords with a home close to Robertsbridge station may find that a written report helps before buying a rental or paying for a new roof on one.

Most visits take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Swaile's Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
