Roof surveys for homes and businesses in East Hoathly

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. Common reasons to book are crumbling chimney pointing or cracked flaunching and gaps in the roof where coverings have gone, across natural slate, clay and concrete tiles and ridges, hips and valleys.

In a village or hamlet like East Hoathly, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

How the survey changes by roof type

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. For a village or hamlet like East Hoathly, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • Move anything stored under the loft hatch
  • If it isn’t your property yet, arrange access through the agent
  • Dig out any old roof reports or invoices

Signs you need a roof survey in East Hoathly

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

Look out for signs like these:

  • Ridge tiles that have lifted or moved
  • Ponding, splits or blisters on flat roofs
  • Worn lead at chimneys and abutments
  • Leaning or weathered chimney stacks

For landlords with property near Uckfield station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • Their insurance cover
  • Which parts of the roof they’ll actually see
  • Their drone registration, if they fly one
  • When you will get the report

What’s in a roof survey

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

East Hoathly: your questions answered

Is my home in East Hoathly listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a landlord with a rental near Uckfield station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need.

What’s the best way to book?

Simply ring 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do you cover East Hoathly for roof surveys?

Yes. Our area covers London and South East England, East Hoathly included.

East Hoathly homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. The wider area around East Hoathly has a long history of building, with Horselunges Manor about 4.6 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take an older house close to The Parish Church: its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building like East Hoathly CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What we cannot see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • A structural engineer’s report
  • A promise that the roof won’t leak in future
  • Defects hidden under coverings or inside walls without opening up

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before booking. What a survey covers and does not.

What this survey covers

  • The roof space
  • Flat roofs
  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Lead flashings

What a survey costs

All our prices include VAT. What changes the price is:

  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building
  • Which survey package you book
  • The roof’s overall size

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Getting in touch

If you can, have these to hand when you get in touch:

  • The property’s address and postcode
  • The type of building and roof, like pitched or flat
  • Your timetable, such as an exchange date
  • Where water is showing inside, if it is

To arrange a survey, call 07833 053749 or send us an email and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.
