What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • A structural engineer’s assessment of the deck
  • An exact number of years the roof has left

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • GRP fibreglass
  • Felt flat roofs
  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets
  • Single-ply membranes

Flat roof survey in East Hoathly: what you get

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. We survey mastic asphalt, felt flat roofs and EPDM rubber, and the problems we are asked to look at most are blistering in felt or asphalt and ponding water that doesn’t drain away.

Somewhere as small as East Hoathly, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around East Hoathly can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Practical tips

Most of what helps is simple and safe from the ground. Our suggestions:

  • Watch the ceilings below the flat roof for stains
  • Have the roof looked at again after a severe storm
  • Keep people off the roof unless they need to be there
  • Check the outlets after the leaves fall

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

What happens if roof problems are left?

Standing water on a flat roof rarely sorts itself out. It typically points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Where a roof is exposed, as many are in small places like East Hoathly, driving rain gets into any weakness, and damp in older walls is slow to dry out.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

Common questions in East Hoathly

Does a conservation area affect roof work in East Hoathly?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is East Hoathly within the area you cover?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Is ponding on a flat roof a problem?

Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

What’s in the survey report?

Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Horselunges Manor, about 4.6 miles south-east, is one of the historic houses in the wider area around East Hoathly. Anyone responsible for a site like East Hoathly CofE Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For an older house near a landmark such as The Parish Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
