Flat roof survey in Halland: what you get

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We survey felt flat roofs, EPDM rubber and upstands and outlets, and the problems we’re asked to look at most are outlets that hold water back and standing water left after rain.

Older buildings in small places like Halland may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

We keep jargon out of it: if work is needed, the report says so clearly.

Local flat roofs in Halland

Historic houses such as Glyndebourne, about 4.8 miles south-west, show how far back building in the area around Halland goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you look after a building such as East Hoathly CofE Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Fragile surfaces, which we don’t walk on
  • A structural engineer’s assessment of the deck
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

What we check

  • Mastic asphalt
  • Upstands and outlets
  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber

How the survey changes by roof type

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

EPDM rubber

EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

The survey, step by step

After the inspection, everything we found is written up as a report with photos, sent to you by email. As for time on site, most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Halland, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • If you are buying, check with the agent that we can get in
  • Clear the way to the loft hatch

Getting a price

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or email us.

Advice

Halland: your questions answered

Will you come out to Halland?

Yes. Halland is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Halland?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does the report include photographs?

Yes. The report includes photos of what we found, so you can see each point for yourself.

How long will you be at the property?

It normally takes an hour or two for a house, while a commercial roof takes nearer three to four hours. You’ll then get the report by email.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Leave it or get it looked at?

Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. Older and listed buildings around Halland may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

When to book a survey in Halland

The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re frequently the first things to fail.

A survey can pick up problems such as:

  • Pools of water lying on the roof
  • Edge trims that have lifted or split
  • Gaps at upstands and abutments
  • Cracked or split membrane

If you own a rental within reach of Uckfield station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What to check before booking

  • What insurance they carry
  • Their drone registration, if they fly one
  • Is there a chance to talk the report through?
