Independent gutter surveys in East Hoathly

Gutter survey in East Hoathly

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey valley gutters, eaves gutters and parapet and box gutters, and people most often book us about brackets that have dropped or snapped and hoppers and outlets full of debris.

In a small place like East Hoathly, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Why get it checked now?

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

East Hoathly questions

Can a landlord with a rental near Uckfield station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building.

Is my home in East Hoathly listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Will I get photos?

Yes. Photos are taken throughout the survey, and they go into the written report.

Will you look at parapet and box gutters as well?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Roof by roof

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check the joints, brackets and falls.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

What happens on the day

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, it usually takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Older rural homes like those around East Hoathly can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Preparing for the visit

  • Make sure pets are kept safely away
  • Make a note of anything you’d like us to look at

Roofs, chimneys and gutters in East Hoathly

Horselunges Manor, about 4.6 miles south-east, is one of the historic houses in the wider area around East Hoathly. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Uckfield station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as The Parish Church are frequently among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What a gutter survey does not cover

It is a careful look at the gutter, not the whole story. Its limits include:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Gutters out of sight from every safe vantage point
  • Pipes below ground level

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.

What this survey covers

  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Outlets and hoppers

What affects the cost of gutter surveys

When we price a survey, we consider:

  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book
  • The height of the building and how the roof can be seen safely

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Booking your survey

Before you get in touch, it helps to have:

  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel
  • Dates you’re working to, such as exchange
  • What made you get in touch

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or use the contact form.

Signs you need a gutter survey in East Hoathly

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead is also a target for theft.

Most people get in touch when they’ve noticed something like this:

  • Cracked or loose downpipes
  • Blocked outlets and hoppers
  • Gutters packed with leaves or moss
  • Water spilling over the gutter edge

Take a building like East Hoathly CofE Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
