About our new roof snagging in East Hoathly
People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can be seen safely including from the loft and the roof where it’s safe. A photo report follows, ready to share with your roofer or builder. If you are worried about missing or blocked roof ventilation and flashings not properly dressed or fixed, we can find out what’s behind it, whatever the roof.
Older buildings in small places like East Hoathly may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

How we price new roof snagging
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Height and safe access
- How many separate roofs there are, such as extensions, dormers and garages
- The roof’s overall size
- The package you choose: Basic, Standard or Premium
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
What we need to know
We will usually ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- Where any leaks, stains or damp patches show inside
- Pictures from the garden or a window, if you have them
- Your timetable, such as an exchange date
Booking is simple: just phone 07833 053749 or drop us an email, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.
Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
How it works
After the inspection, everything we found is written up in a report with photographs. On timing, most surveys take between one and two hours at a typical home, with bigger or more complicated roofs taking longer. Around East Hoathly, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- We agree what to focus on, like a payment date or a warranty period ending.
- The roof is inspected from ground level, vantage points and the roof where safe.
- We work through ridges, verges, valleys and flashings.
- Debris and damage to other parts are recorded.
- We send a written report you can pass on.
Getting ready for the survey
- Point out any leaks or damp patches
- Move anything stored under the loft hatch
- Have any paperwork from past roof work to hand

Advice
East Hoathly homes and their roofs
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The wider area around East Hoathly has a long history of building, with Horselunges Manor about 4.6 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Uckfield station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Common questions in East Hoathly
Do you carry out roof surveys in East Hoathly?
Yes, East Hoathly is one of the places we work. The survey and report are the same in East Hoathly as anywhere else.
Will you come out to East Hoathly?
We do. A small place gets exactly the same survey as a big one.
Will you go up on the roof?
Only where it is safe to do so. We inspect what can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
Are you insured?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Will you check the loft?
Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Can you inspect the roof on a new-build home?
Yes, the inspection works the same as for a re-roof. You get a photo report of any snags for you to pass to your builder.
Practical tips
Getting the most from new roof snagging starts before we arrive and carries on afterwards. Tips:
- Keep warranty papers safe
- Put any issues to your roofer in writing
- Book snagging before the final payment
- Look for marks or cracks left by the work
Your roofer can use the report to put the snags right. Any disagreement about the work is between you and them, and our part is to report what we see.
Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and leaves time for snags to be fixed.
Leave it or get it looked at?
A minor snag left alone can turn into a leak. Loose details can let water through in the first heavy storms. Finding them early means they can be dealt with quickly. Outbuildings and barns around East Hoathly are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

When to book a survey in East Hoathly
Owners frequently get in touch when the finish looks uneven or a leak appears. Others want an independent check as a matter of course before signing off the job.
Signs worth acting on include:
- Debris left in gutters or valleys
- Vents that weren’t fitted or are covered
- Poorly finished verges
- Damage to other parts of the building
Take an older house close to The Parish Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them.
