Common questions in East Hoathly

Do you cover smaller places like East Hoathly?

Yes, East Hoathly is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in East Hoathly?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How long does a roof leak investigation take?

It typically takes an hour or two, more where the leak is intermittent or the roof is large. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Is the repair included in the leak investigation?

The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention.

Will you fly a drone over my roof?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

What happens after the survey?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How a roof leak investigation works in East Hoathly

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, while the repair is a separate matter. We survey flat roof details, lead flashings and valleys and parapet gutters, and the problems we are asked to look at most are drips from nail tips in a cold loft and leaks below a flat extension roof.

For a small place like East Hoathly, the inspection is the same as anywhere: the journey and access are just planned ahead of time. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes an hour or two for a house, with bigger or more complicated roofs taking longer. For a village or hamlet like East Hoathly, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.

Valleys

Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.

How we price roof leak investigations

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • The shape of the roof and its details
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • Whether it’s a home or a commercial building

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Getting in touch

Getting the details right at the start saves time. Please include:

  • The property’s address and postcode
  • Photos of the roof, taken safely from the ground or a window
  • What kind of property and roof it is
  • What made you get in touch

Once you know what you need, ring 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Do you need a roof leak investigation in East Hoathly?

A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, since a blocked outlet sends water over the lining and into the building.

We’re frequently asked to look at:

  • Damp patches next to the stack
  • Water coming in around a roof light or dormer
  • Damp underlay across a wide area
  • Damp ceilings under a flat roof

For site and facilities teams at buildings such as East Hoathly CofE Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What to check before booking

  • What exactly goes into their report
  • How long they’ve been surveying roofs
  • How long the report takes to arrive
  • Whether the loft is part of the inspection

Why act early in East Hoathly

A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you need to know.

Wind, rain and roofs in East Hoathly

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. The covering and its details give the first clues when tracing where water is coming from. The wider area around East Hoathly has a long history of building, with Horselunges Manor about 4.6 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you own one of the older houses in the streets near The Parish Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Landlords with a home close to Uckfield station may find that a clear finding on where water gets in helps you brief a roofer straight away.
