Roof leak investigations for homes and businesses in Chiddingly

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, while the repair is a separate matter. We survey flat roof details, the roof space and rooflights and dormers, and the problems we’re asked to look at most are water dripping from rafters or underlay and ceiling stains that grow after rain.

Roofs in small places like Chiddingly often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Why act early in Chiddingly

Water damage grows the longer it is left. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Common questions in Chiddingly

Will you come out to Chiddingly?

Yes, Chiddingly is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Chiddingly?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.

How long will you be at the property?

On site, it usually takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Why does not the damp patch line up with the hole?

Because water travels. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.

Wind, rain and roofs in Chiddingly

The wider area around Chiddingly has a long history of building, with Horselunges Manor about 2.7 miles south-east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. The covering and its details give the first clues when tracing where water is coming from.

If you let a flat or house near Berwick (Sussex) station, a clear finding on where water gets in helps you brief a roofer straight away. Take an older house close to The Parish Church: lead flashings, valleys and old chimneys are typical places for water to get in. If you look after a building such as Chiddingly Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Surveys for landlords and agents in Chiddingly

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Roof by roof

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

The survey, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. Somewhere as small as Chiddingly, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before the survey

  • Point out any leaks or damp patches
  • Make sure we can get to the back of the property
  • Keep pets out of the way during the survey

Advice

What we cannot see

A survey is a careful look at the leaking roof, but it can’t do everything. Its limits include:

  • Defects hidden under coverings or inside walls without opening up
  • Plumbing leaks that look like roof leaks
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and doesn’t.
