About our roof survey in Jevington

Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. If you’ve noticed blocked, sagging or leaking gutters and worn lead at chimneys and abutments, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Jevington are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Useful tips for Jevington property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Leave roof access to professionals
  • Let us know about past leaks
  • Take photos of any leaks as they happen
  • File the report with your home documents

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.

Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

What we look for on each type of roof

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Natural slate

Inside the loft space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.

What this survey can’t tell you

A survey is a proper look at the roof, but it cannot do everything. Its limits include:

  • Defects hidden under coverings or inside walls without opening up
  • Confirmation of asbestos in soffits or cement sheets
  • The condition of the rest of the building (that’s a RICS home survey)

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

Jevington homes and their roofs

Jevington lies within about 3 miles of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Polegate station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as The Parish Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Willingdon Community School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Jevington: your questions answered

How do I find out if my home in Jevington is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Polegate station?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode

How it works

Every roof is different, but as a rough guide the survey takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we are there. Older rural homes like those around Jevington can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.
