Independent roof surveys in Jarvis Brook

What happens if roof problems are left?

It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Where a roof is exposed, as many are in small places like Jarvis Brook, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Why us?

  • Thermal imaging and drones used where they help
  • Two decades and more of roof surveys
  • Surveys seven days a week
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

How a roof survey works in Jarvis Brook

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. You get a photo-illustrated written report and recommendations. Where it is relevant, the recommendations are prioritised by urgency. If you’ve noticed standing water on a flat roof and leaking gutter joints and downpipes, we can find out what’s behind it.

Some older homes in villages like Jarvis Brook are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What affects the cost of roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can safely be seen
  • The use of thermal imaging or a drone

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Getting in touch

We will normally ask about:

  • How the loft is reached, if there is one
  • Dates you are working to, such as exchange
  • The kind of building and roof involved
  • The address and postcode of the property

Once you know what you need, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

The survey, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours at most homes, and more on a big or complicated roof. Cottages and farmhouses around Jarvis Brook often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • If you are buying, let the agent know when we’re coming
  • Keep pets inside or away from the areas we are looking at
  • Note where any stains or damp appear

Advice

Useful tips for Jarvis Brook property owners

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Let us know about past leaks
  • Photograph stains when they appear
  • Keep the report with your property records
  • Clear the loft hatch area before we arrive

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

Keep the roof space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

When you need someone else

In fairness, a roof survey has limits:

  • Faults hidden behind ceilings or boarding
  • Whether the roof structure meets design loads
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.

What we look at

  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Lead flashings
  • Chimney stacks
  • Natural slate
  • The roof space
  • Flat roofs

Jarvis Brook questions

How do I find out if my home in Jarvis Brook is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Jarvis Brook?

Yes. Jarvis Brook is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

How quickly will I get the report?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Can you tell me how long my roof will last?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Jarvis Brook homes and their roofs

About 4.7 miles north lies Groombridge Place, a reminder of how long the area around Jarvis Brook has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings such as Jarvis Brook Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Crowborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Do you need a roof survey in Jarvis Brook?

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

A survey can pick up problems like:

  • Ponding, splits or blisters on flat roofs
  • Gutters that overflow in heavy rain
  • Slipped, cracked or missing slates and tiles
  • Valley linings that have cracked or split

For an older house near a landmark such as St Michael & All Angels, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
