Friar's Gate: your questions answered
Does a conservation area affect roof work in Friar's Gate?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
I let a flat near Eridge station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details.
How long does a roof survey take?
The visit usually takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. We’ll give you an idea of timing when booking.
Is a roof survey the same as a structural survey?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance.
How do I book a survey in Friar's Gate?
Just call 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
How a roof survey works in Friar's Gate
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. Common reasons to book are loose ridge or hip tiles and standing water on a flat roof, across chimney stacks, clay and concrete tiles and the roof space.
In a village or hamlet like Friar's Gate, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

The survey, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It typically takes roughly 1–2 hours for a house, and longer for a large or complex roof. Older roofs in small places like Friar's Gate can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Advice
What affects the cost of roof surveys
Prices always include VAT. The things that change the price are:
- How tall the building is and how easy the roof is to see
- Which survey package you book
- How many separate roofs there are, such as extensions, dormers and garages
- Any need for thermal images or a drone flight
Roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
What we need to know
There is no need for technical words. It’s enough to let us know:
- What kind of property and roof it is
- Where any leaks, stains or damp patches show inside
- Dates you are working to, such as exchange
- Anything about access we should know
Not sure which survey you need? The easiest way is to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Include dormers, porches and garages when booking
- Move stored items away from the loft hatch
- Find records of any re-roofing or repairs
- Leave roof access to professionals
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.
Don’t block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.
What this survey can’t tell you
A survey is a close look at the roof, but it cannot do everything. Its limits include:
- What’s under the slates, tiles or felt
- Confirmation of asbestos in soffits or cement sheets
- How the roof will behave in every kind of weather
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

What happens if roof problems are left?
It is easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Older and listed buildings around Friar's Gate may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Common roof problems in Friar's Gate
Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.
We are often asked to look at:
- Water stains on rafters and ceiling joists
- Ridge tiles that have lifted or moved
- Ponding, splits or blisters on flat roofs
- Flashings that have come away from the wall
Take an older house close to St John's Church: its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Their insurance cover
- Whether the price includes VAT
- Whether the inside of the roof is included
- Which parts of the roof they’ll actually see
Roofs, chimneys and gutters in Friar's Gate
Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Friar's Gate has a long history of building, with Bassetts Manor about 3.6 miles north-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you let a flat or house near Eridge station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as St John's Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
