About our roof survey in Stone Cross

Our roof surveys cover Stone Cross and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photographs and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, phone 07833 053749 or send us an email. If you are worried about worn or blocked valleys and cracked or blistered flat roof coverings, we can find out what’s behind it, on ridges, hips and valleys, natural slate and flat roofs alike.

Around Stone Cross, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Surveys for landlords and agents in Stone Cross

Landlords and agents in Stone Cross book surveys as well as householders. A written report with photographs gives you a clear record of the roof, useful for planning maintenance.

Freeholders and residents’ companies use a roof report to plan and budget.

What happens on the day

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. For a survey in Stone Cross, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a photo-illustrated written report and recommendations.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Mention any damp patches as you book
  • Look for debris in the garden after high winds
  • Don’t climb onto the roof yourself
  • File the report with your home documents

File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Checking the roof from ground level

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

How the survey changes by roof type

Natural slate

Slate is common on older homes in London and the South East. Widespread slipping usually points to corroded nails, which we describe in the report.

Chimney stacks

We check the stack itself, and it is not a flue or gas safety check. We will tell you if the flue needs a specialist.

When to book a survey in Stone Cross

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

It is worth booking a survey if you’ve seen:

  • Torn or sagging underlay
  • Ponding, splits or blisters on flat roofs
  • Loose ridge or hip tiles
  • Lifted, split or missing lead flashings

Michelham Priory, about 4.8 miles north-west, is one of the historic houses in the wider area around Stone Cross. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Before you book any roof surveyor

  • Whether the loft is part of the inspection
  • How long the report takes to arrive
  • Whether you can ask questions once you have the report
  • Whether you get a written report with photos

What to expect from a roof survey

Roof surveys in Stone Cross: local notes

Stone Cross is within about 3 miles of the coast, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Stone Cross School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to St Luke's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Stone Cross: your questions answered

Does being near the coast affect roofs in Stone Cross?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Stone Cross is within about 3 miles of the coast.

I let a flat near Pevensey & Westham station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and a few details.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you carry out asbestos surveys?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Do you go up on the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.
