Local flat roofs in Stone Cross

Stone Cross lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. The wider area around Stone Cross has a long history of building, with Michelham Priory about 4.8 miles north-west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St Luke's Church: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For site and facilities teams at buildings such as Stone Cross School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Pevensey & Westham station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Flat roof survey in Stone Cross: what you get

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. If you’re worried about failed upstands where the roof meets a wall and edge trims that have lifted or split, a survey will tell you what’s going on.

Outbuildings, garden rooms and garages in places like Stone Cross frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Landlords, agents and building managers in Stone Cross and across East Sussex can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes between one and two hours for a house, and longer for a large or complex roof. Some parts of a survey depend on the weather, so a visit to Stone Cross is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a written report with photographs and our recommendations.

Preparing for the visit

  • Point out any leaks or damp patches
  • Agree roof access with the managing agent if it is shared
  • If you are buying, check with the agent that we can get in

Getting a price

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

How we price flat roof surveys

All our prices include VAT. What changes the price is:

  • The roof’s overall size
  • How tall the building is and how easy the roof is to see
  • Whether it is a home or a commercial building
  • If the survey needs thermal imaging or a drone

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

If you can, have these to hand when you contact us:

  • What made you get in touch
  • The style of property, from a terrace to a block
  • Any deadline, such as an exchange date
  • The address and postcode of the property

Once you know what you need, call 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Testing older roof sheets for asbestos
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What our survey covers.

What we look at

  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt
  • EPDM rubber

Stone Cross: your questions answered

Is the coastal weather around Stone Cross hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Does a conservation area affect roof work in Stone Cross?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does the survey cover asbestos?

Asbestos testing is not part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

What will the report tell me?

Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Does a flat roof survey replace a RICS survey?

No. It’s a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Will you walk on the flat roof?

We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. The written report follows by email.

How the survey changes by roof type

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a proper look.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.
