Leave it or get it looked at?

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. Around Isfield, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the exact price before booking.

Why book with us

Roof survey in Isfield: what you get

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. If you’ve noticed blocked, sagging or leaking gutters and cracked or blistered flat roof coverings, we can find out what’s behind it, on flat roofs, chimney stacks and the roof space alike.

Some older homes in villages like Isfield are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof by roof

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Landlords, agents and block managers in Isfield

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Before and after the survey

Small things make a difference. Some pointers:

  • Clear the loft hatch area before we arrive
  • Do not climb onto the roof yourself
  • Photograph stains when they appear
  • Watch for slipped slates after bad weather

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.

Don’t block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.

Common roof problems in Isfield

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead is not unusual either, as thieves target it.

We are often asked to look at:

  • Crumbling chimney pointing or cracked flaunching
  • Condensation or damp timbers in the loft
  • Worn or blocked valleys
  • Ponding, splits or blisters on flat roofs

With Glyndebourne about 4.1 miles south, the area around Isfield has a long history. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

What a roof survey includes

Isfield: your questions answered

Is my home in Isfield listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Isfield?

Yes, Isfield is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How long does a roof survey take?

On site, it typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How do I book a survey in Isfield?

To arrange a survey, ring 07833 053749 or send us an email and let us know the address and what you want to find out. We’ll confirm the price and agree a day with you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How much is a survey?

Prices start from £150, including VAT. You’ll know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or use the contact form.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Isfield often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Tell us about parking before the day
  • Jot down any questions you want answered
  • Show us where any leaks or stains appear

Book a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
