How a roof survey works in Ashton Green

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’ve noticed slipped, cracked or missing slates and tiles and loose ridge or hip tiles, a survey will tell you what’s going on.

In a village or hamlet like Ashton Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Landlord and commercial surveys in Ashton Green

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • House, block, shop or office
  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you need to know.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • The kind of building and roof involved
  • The address and postcode of the property
  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or use the contact form.

What this survey can’t tell you

It is useful to know what a survey won’t do before you book:

  • How the roof will behave in every kind of weather
  • A full building survey of the property
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

What this survey covers

  • Chimney stacks
  • Clay and concrete tiles
  • Natural slate
  • Flat roofs
  • Lead flashings
  • The roof space
  • Ridges, hips and valleys

Different roofs, different checks

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. Slipped, cracked and missing slates are all noted.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

Your questions about roof surveys in Ashton Green

Do you survey roofs for landlords with property near Glynde station?

Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or email us with the address and a few details.

Will you come out to Ashton Green?

Yes, Ashton Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Can you look at a roof that is joined to next door?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

What you can safely check yourself

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

What we do, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Somewhere as small as Ashton Green, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a written report with photos and recommendations.

Before the survey

  • Let us know about parking near the property
  • If you’re buying, let the agent know when we are coming
  • Note where any stains or damp appear

Getting a price

We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or send us an email with the address and the days you’d prefer.

Roof surveys around Ashton Green

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own one of the older houses in the streets near The Parish Church of St Mary the Virgin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Glynde station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Ringmer Primary and Nursery School will know that large buildings have long gutter runs and big roofs that need checking like any other.
