Roof survey in Birling Gap: what you get

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs frequently need attention long before the main roof, so they deserve a proper look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’re worried about loose chimney pots and cracked mortar along the ridge, a survey will tell you what’s going on, on chimney stacks, natural slate and clay and concrete tiles alike.

Older buildings in small places like Birling Gap may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Landlord and commercial surveys in Birling Gap

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

What happens if roof problems are left?

If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. Around Birling Gap, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Why choose Independent Roof Survey in Birling Gap

  • Packages from £150, with VAT included
  • Independent findings on the roof’s condition

Birling Gap: your questions answered

Do you survey roofs for landlords with property near Eastbourne station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or email us with the address and what you need.

Will you come out to Birling Gap?

Yes, Birling Gap is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Can you look at a roof that is joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

When you need someone else

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • How the roof will behave in every kind of weather
  • Faults hidden behind ceilings or boarding
  • Walls, floors and services below the roof

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before booking. The full list of what we check.

What affects the price in Birling Gap

To price your survey, we check:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone

Every price we give includes VAT. Roof survey starts from £150, including VAT. You’ll know the price for the job before booking.

What to tell us when you contact us

Here’s what helps us most when you get in touch:

  • Photos of the roof, taken safely from the ground or a window
  • The kind of building and roof involved
  • Any deadline, like an exchange date
  • Anything about access we should know

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

What we look for on each type of roof

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.

What we do, step by step

After the inspection, everything we found is written up in a report with photos. As for time on site, it usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Birling Gap, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

How to prepare

  • Jot down any questions you want answered
  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch

Booking a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, call 07833 053749 or drop us an email.

Advice

Roofs, chimneys and gutters in Birling Gap

Birling Gap lies within about 1 mile of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Alfriston Clergy House, about 4.7 miles north-west, is one of the historic houses in the wider area around Birling Gap. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you let a flat or house near Eastbourne station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as The Parish Church of St Simon and St Jude are frequently among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Birling Gap is about 5 miles south-east of Seaford, in East Sussex. Surveys in Birling Gap work the same way as everywhere we cover: a careful inspection, photos and a written report. Birling Gap is one of the towns and villages in East Sussex where we work. We also survey roofs in Brighton.

Surveys in BN20 are booked the same way as anywhere else. Other places close to Birling Gap include East Dean (1 mile north), Friston (1 mile north), Meads (3 miles east), Holywell (3 miles east) and Old Town (3 miles north-east).
