Meads Roof Survey
We take a careful look at the roof at your property in Meads, and put it all in a report with photos.
- Flashings that have come away from the wall
- Condensation or damp timbers in the loft
- Worn or blocked valleys
Roof survey in Meads: what you get
Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You do not need to do anything except give us access. Each defect we find is photographed and explained. Common reasons to book are torn or sagging underlay and cracked mortar along the ridge, on lead flashings, ridges, hips and valleys and chimney stacks.
In a smaller place like Meads, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. The fixings under an older roof frequently fail before good slates or tiles do.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What this survey cannot tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- A full building survey of the property
- Whether the roof structure meets design loads
- How the roof will behave in every kind of weather
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

- Clay and concrete tiles
- Natural slate
- Chimney stacks
- Flat roofs

- The roof space
- Lead flashings
Do you need a roof survey in Meads?
Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.
Things that often lead to a survey include:
- Worn or blocked valleys
- Worn lead at chimneys and abutments
- Water stains on rafters and ceiling joists
- Loose chimney pots
If you live near a park such as Gildrege Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
Questions to ask before you book
- Whether the inside of the roof is included
- Whether you get a written report with photos
- Are they insured for the work?
- What experience they bring
What affects the price in Meads
What a survey costs depends on the time and equipment it needs. That comes down to:
- Extra roofs, like extensions, dormers or garages
- How tall the building is and how easy the roof is to see
- The size of the roof
- The shape of the roof and its details
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
You do not need to know any roofing terms. It’s enough to tell us:
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
- Anything about access we should know
- When you need the report by
We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or drop us an email.
What we look for on each type of roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Roofs, chimneys and gutters in Meads
Meads is within about 1 mile of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
The streets around a church like St John the Evangelist are frequently among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Eastbourne station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Meads questions
Will you come out to Meads?
We do. A small place gets exactly the same survey as a big one.
Is the coastal weather around Meads hard on roofs?
Frequently, yes. Meads is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
How much does a roof survey cost in Meads?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance.
The survey, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Parking around Meads is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We check the roof from every safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- We email a written report with photos and recommendations.
Before the survey
- Leave a clear route to the loft
- Keep pets inside or away from the areas we’re looking at
- If the roof is shared, arrange access with whoever manages the building

Why get it checked now?
Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. In an older home around Meads, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.
