How a roof survey works in Stunts Green

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run seven days a week, so it’s easy to find a day that suits. If you are worried about leaning or weathered chimney stacks and cracked mortar along the ridge, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Stunts Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Stunts Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a photo-illustrated written report and recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors

Advice

Different roofs, different checks

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Chimney stacks

We look at the stack itself, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.

What this survey cannot tell you

In fairness, a roof survey has limits:

  • Confirmation of asbestos in soffits or cement sheets
  • A full building survey of the property
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

What this survey covers

  • Flat roofs
  • Lead flashings
  • Clay and concrete tiles
  • The roof space
  • Ridges, hips and valleys
  • Natural slate
  • Chimney stacks

When to book a survey in Stunts Green

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Things that frequently lead to a survey include:

  • Worn lead at chimneys and abutments
  • Gutters that overflow in heavy rain
  • Gaps in the roof where coverings have gone
  • Condensation or damp timbers in the loft

Anyone responsible for a site like Herstmonceux Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • What exactly goes into their report
  • What follow-up you get after the report
  • What’s outside the scope of the survey
  • Are they insured for the work?

What’s in a roof survey

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Make sure we can open the loft hatch
  • Find records of any re-roofing or repairs
  • Look for debris in the garden after high winds
  • Stay off ladders and the roof

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Stunts Green: your questions answered

Is my home in Stunts Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Stunts Green within the area you cover?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you inspect the roof from on top?

Only when it’s safe. We also use views from ground level, windows and the roof space.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

What does a roof survey include?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
