Roof surveys for homes and businesses in Herstmonceux
We inspect what can safely be seen: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We’re often asked to look into cracked mortar along the ridge and lifted, split or missing lead flashings, on lead flashings, clay and concrete tiles and ridges, hips and valleys.
In a village or hamlet like Herstmonceux, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Why act early in Herstmonceux
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. Older cottages and farmhouses around Herstmonceux can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What affects the cost of roof surveys
All our prices include VAT. What changes the price is:
- Which survey package you book
- How tall the building is and how easy the roof is to see
- The roof’s overall size
- Extra roofs, like extensions, dormers or garages
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
What to tell us when you get in touch
If you can, have these to hand when you get in touch:
- Your timetable, like an exchange date
- Whether there is a loft hatch, a shared roof or tricky access
- The kind of building and roof involved
- The property’s address and postcode
Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or email us.
How it works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Herstmonceux often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photographs and recommendations.
Before the survey
- Have any paperwork from past roof work to hand
- For a flat or shared roof, check access with whoever owns or manages the building
- Clear the way to the loft hatch

Advice
For landlords and managing agents
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.
Roofs, chimneys and gutters in Herstmonceux
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Take a building like Herstmonceux Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Horselunges Manor lies about 3.1 miles west, so building around Herstmonceux goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. Leaning stacks and loose pots are recorded.
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.
