About our roof survey in Budlett's Common
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We survey clay and concrete tiles, lead flashings and the roof space, and the problems we’re asked to look at most are gaps in the roof where coverings have gone and torn or sagging underlay.
Somewhere as small as Budlett's Common, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

How the survey works
There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Budlett's Common can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You tell us about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- We look at the roof from every safe viewpoint, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
Before we arrive
- Have any questions written down, so nothing gets missed
- Leave a clear route to the loft
- Keep pets inside or away from the areas we are looking at

Honest limits
Some things cannot be seen without opening up the roof, and that sets some limits:
- A promise that the roof will not leak in future
- Asbestos testing of any kind
- Whether the roof structure meets design loads
If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.
Roof types and parts we check
- Lead flashings
- Ridges, hips and valleys
- Clay and concrete tiles
- Natural slate
- The roof space
- Flat roofs
- Chimney stacks
Do you need a roof survey in Budlett's Common?
A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.
We’re often asked to look at:
- Slipped, cracked or missing slates and tiles
- Ridge tiles that have lifted or moved
- Torn or sagging underlay
- Valley linings that have cracked or split
If you own a rental within reach of Uckfield station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we look for on each type of roof
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Clay plain and peg tiles
Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.
Surveys for landlords and agents in Budlett's Common
Landlords and letting agents in Budlett's Common book surveys as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
Budlett's Common homes and their roofs
England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a building such as Bonners CofE School, a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces like West Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Your questions about roof surveys in Budlett's Common
Can a landlord with a rental near Uckfield station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or email us and let us know about the building.
Will you come out to Budlett's Common?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you tell me how long my roof will last?
We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
Do you inspect the roof from on top?
Where it’s safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Can you inspect a terraced or semi-detached roof?
Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
Leave it or get it looked at?
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time. For older village homes like those around Budlett's Common, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
