About our roof survey in Crumbles
There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on weekdays and at weekends, so it is easy to find a day that suits. Common reasons to book are crumbling chimney pointing or cracked flaunching and blocked, sagging or leaking gutters, on clay and concrete tiles, lead flashings and natural slate.
Somewhere as small as Crumbles, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens if roof problems are left?
If you’re planning to sell, a roof survey can help you prepare. You will know what a buyer’s survey might pick up, or at least know what to expect. In a small place like Crumbles, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Crumbles homes and their roofs
Crumbles is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you own a rental within reach of Pevensey & Westham station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like St Catherine's College will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as St. Richard, old fixings, lead flashings and tall chimneys are typical of older roofs.

Roof by roof
Chimney stacks
We look at the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.
What we do, step by step
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes about one to two hours at most homes, and about three to four hours for a commercial roof. Around Crumbles, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
How to prepare
- Leave side gates unlocked
- If you’re buying, let the agent know when we’re coming
- Make sure the loft hatch can be reached

What affects the price in Crumbles
All our prices include VAT. The things that change the price are:
- How tall the building is and how easy the roof is to see
- The type of building, from a house to a block or an office
- Extra roofs, like extensions, dormers or garages
- Roof area
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you need to know.
Booking your survey
If you can, have these to hand when you get in touch:

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, ring 07833 053749 or use the contact form.

Common questions in Crumbles
Does a conservation area affect roof work in Crumbles?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Crumbles?
Yes. Crumbles is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Tell us about it as you book and we will explain what’s needed.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Can you survey a roof I share with a neighbour?
Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.
Can you survey in bad weather?
It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Will the report say how many years my roof has left?
We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
