How a pre-purchase roof survey works in Crumbles
Buyers in Crumbles and right across London and South East England use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, call 07833 053749 or email us. We survey chimney stacks, clay and concrete tiles and flat-roofed extensions and dormers, and people most often book us about slates or tiles that have slipped or gone and old water stains in the roof space.
Some older homes in villages like Crumbles are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Crumbles: your questions answered
How do I find out if my home in Crumbles is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do roofs near the sea, like those around Crumbles, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
How long will you be at the property?
Allow between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea of timing when you book.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
At what stage of buying should I get the roof surveyed?
Once your offer has been accepted, and before exchange. That gives you time to use the findings.
Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Request records of any re-roofing
- Ask when the roof was last worked on
- Notice patches of new decoration in top-floor rooms
- Arrange the survey as soon as your offer is agreed
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller.
After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
Pre-purchase roof surveys in Crumbles: local notes
The coast is about 1 mile or less from Crumbles, so there’s more wind and more salt in the air than further inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
For an older house near a landmark like St. Richard, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What else we do in Crumbles
What we are asked to look at in Crumbles
Rear extensions, dormers and garages frequently have flat roofs. Felt flat roofs frequently last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, particularly when they’re only visible from an upper floor.
We are often asked to look at:
- Loose pots and cracked flaunching
- A ridge or slope that dips
- Bitumen or mortar used in place of proper repairs
- Gutters choked with leaves and moss
If you let a flat or house near Pevensey & Westham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Questions to ask before booking
- How soon the report will arrive
- Their drone registration, if they fly one
- What the survey won’t cover
- How long they’ve been surveying roofs
What we do, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Crumbles often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed in advance.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Buyers: confirm access with the estate agent or seller
- Check pets are kept safely away

Why get it checked now?
When a chain is moving fast, a roof survey can feel like one more delay. We visit seven days a week, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. For an older or listed building in a place like Crumbles, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

How the survey changes by roof type
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.
