Local roofs in Crumbles
Crumbles lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take a building like St Catherine's College: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near St. Richard, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Princes Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Landlord roof survey in Crumbles
Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told ahead of time. Your agent or you arrange access, and we confirm what we need when booking. Where we cannot get into part of the building, the report says so. If you’ve noticed missing or loose roof coverings and flashings that have come away, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Crumbles, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
Where we can’t see part of the let or shared roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Rented homes, blocks and businesses
We survey roofs for letting agents and landlords as well as householders. A report with photographs gives you a clear record of the let or shared roof, useful for planning maintenance.
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
What we look for on each type of roof
Roof spaces and lofts
Underlay on older roofs can be felt, or missing. We note what we see from inside.
Gutters and downpipes
Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected where they can be seen.
How the survey works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes about 1–2 hours for a house, and longer for a block or a building with several roofs. In a small place like Crumbles, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start by agreeing the scope, roof by roof.
- Access to flats and the roof space is arranged with you beforehand.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where it is safe.
- Every defect we find is photographed and given a priority where relevant.
- You get a written condition report to help plan maintenance.
Before we arrive
- Make sure the loft hatch can be reached
- Gather any invoices or paperwork from past roof work
- If you’re buying, check with the agent that we can get in

Advice
When you need someone else
To be straight with you, there are limits to any roof survey:
- Structural calculations or an engineer’s report
- Confirming asbestos in older roof materials
- Walls, floors and services beyond the roof
If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey before you book. What a survey covers and does not.

FAQs for Crumbles
Will you come out to Crumbles?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Do roofs near the sea, like those around Crumbles, take more of a battering?
It can do. Crumbles is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
What access do you need for a block roof survey?
Sometimes, yes. Where the loft or roof can only be reached through a home, we’ll need to go in, so residents need notice.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
How long does a landlord roof survey take?
It usually takes about 1–2 hours for most houses, or half a day or so for a commercial building. You will know roughly how long when we arrange it.
Will the survey cover the whole building?
No. We survey the roof, not the whole building. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.
Does the report help with maintenance planning?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs are not included but it gives contractors a clear brief.
DIY checks: what’s safe
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What a survey costs
Our packages start from £150, with VAT included. The price for your roof depends on:
- The size of the roof
- The shape of the roof and its details
- The height of the building and how the roof can safely be seen
- Which survey package you book
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You will know the price for the job before booking.
Booking your survey
We will usually ask about:
- Whether there is a loft hatch, a shared roof or tricky access
- Any marks or damp showing indoors
- What’s prompted the survey
- Pictures from the garden or a window, if you have them
Most bookings start with a short call: phone 07833 053749 or drop us an email, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
