What we look for on each type of roof
Valleys
Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.
Lead flashings
Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, letting rain run behind the joint.
About our roof leak investigation in Crumbles
Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. Typical surveys look at damp ceilings under a flat roof and wet patches high on an inside wall, on rooflights and dormers, valleys and parapet gutters and lead flashings.
In a village or hamlet like Crumbles, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

FAQs for Crumbles
Is the coastal weather around Crumbles hard on roofs?
It can do. Crumbles is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Does a conservation area affect roof work in Crumbles?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you definitely find the leak?
Not every leak can be pinned down in a single visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How do I arrange a roof leak investigation in Crumbles?
To arrange a survey, call 07833 053749 or use the contact form and tell us the address and what you need to know. We will confirm the price and find a day that suits.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.

When you need someone else
Before booking, it is worth knowing what a survey will not do:
- Whether rotten timbers meet design loads
- Leaks that only appear in weather we cannot recreate
- Carrying out the fix

What this survey covers
- Valleys and parapet gutters
- Slate and tile slopes
- Rooflights and dormers
- Lead flashings
- Chimney stacks
- Flat roof details
- The roof space
Checking the roof from the ground
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
How the survey works
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Crumbles frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

Roof leak investigations around Crumbles
The coast is about 1 mile or less from Crumbles, where sea air brings more salt and stronger wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you let a flat or house near Pevensey & Westham station, a clear finding on where water gets in helps you brief a roofer straight away. The streets around a church such as St. Richard are often among the oldest in a place, and if your house is among the older ones nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Take a building like St Catherine's College: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What happens if roof problems are left?
A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it. Finding where the water is getting in should follow right away. Where a roof is exposed, as many are in small places like Crumbles, driving rain gets into any weakness, and damp in older walls is slow to dry out.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
