Common roof problems in Crumbles
A roof is hard for most owners to see properly. Without an independent check, you are relying on what can be seen from the ground and you may be asked to pay anyway.
Things that often lead to a survey include:
- Offcuts and broken tiles left behind
- Underlay ending short at the eaves
- Vents that weren’t fitted or are covered
- Loose flashings at walls or chimneys
If you let a flat or house near Pevensey & Westham station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Questions to ask before you book
- Their report turnaround times
- What exactly goes into their report
- Whether any drone flown is registered with the CAA
- Whether the inside of the roof is included
New roof snagging in Crumbles: what you get
Householders book snagging after a re-roof or roof replacement and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can be seen safely, from the ground, vantage points, the loft space and the roof where safe. You then get a report with photos to share with your roofer. We survey new flat roofs, replacement roofs and loft conversions and dormers, and common reasons people get in touch are gutters blocked by building debris and tiles or slates sitting out of line.
Some older homes in villages like Crumbles are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Crumbles questions
Is the coastal weather around Crumbles hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and Crumbles is within about 1 mile of the coast.
Do you cover smaller places like Crumbles?
We do. Villages and rural addresses get the same survey as a town house.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you climb onto every roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
How long will you be on site?
It normally takes about one to two hours for most homes, depending on how much new work there is to check. You’ll know roughly how long when we arrange it.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What happens if roof problems are left?
Offcuts left in a gutter can block it and send water down the walls. Finding it now is simpler than tracing damp later. In a small place like Crumbles, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What this survey covers
- New-build homes
- Loft conversions and dormers
- New flat roofs
- Flashings and valleys
- Ridges and verges
- Replacement roofs
How the survey works
The aim of the visit is simple: to look at the new roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes an hour or two for most houses, though large, tall or awkward roofs take more time. Around Crumbles, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First, we note any deadlines and concerns.
- We inspect as far as safe access allows.
- We work through ridges, verges, valleys and flashings.
- Debris and damage to other parts are recorded.
- We send a written report you can pass on.
Before we arrive
- Jot down any questions you want answered
- Keep pets out of the way during the survey
- Gather any invoices or paperwork from past roof work

Crumbles homes and their roofs
The coast is about 1 mile or less from Crumbles, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
The streets around a church such as St. Richard are often among the oldest in a place, and if your home is one of the older ones nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
