Flat Roof Survey in Crumbles
Find out what’s going on with the flat roof before you decide what to do next. We carry out flat roof surveys in Crumbles.

- Blisters and bubbles in the covering
- Ponding water that doesn’t drain away
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
About our flat roof survey in Crumbles
If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP frequently last longer. Our report records the covering, how it’s holding up and any defects we can see, with photos of each. You then have something specific to put to the seller or agent. We are often asked to look into outlets that hold water back and signs of deflection in the roof deck, on GRP fibreglass, upstands and outlets and mastic asphalt.
In a village or hamlet like Crumbles, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What affects the cost of flat roof surveys
Not every roof costs the same to survey, for these reasons:
- The roof’s overall size
- Which survey package you book
- Chimneys, valleys, parapets and other details
- If the survey needs thermal imaging or a drone
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
What to tell us when you get in touch
You don’t need to know any roofing terms. It is enough to let us know:
- What’s prompted the survey
- Your postcode, so we can check access and travel
- Access details, like a loft hatch or a shared roof
- Where water is showing inside, if it is

What happens on the day
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. For a village or hamlet like Crumbles, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- You let us know about the roof, its covering if you know it, and any leaks.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there’s safe access, we look at the ceilings and spaces below for signs of water.
- The findings are written up with photos and recommendations and emailed to you.
How to prepare
- Keep pets inside or away from the areas we’re looking at
- Move anything stored under the loft hatch
- Have any questions written down, so nothing gets missed

Local flat roofs in Crumbles
Crumbles lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
For site and facilities teams at buildings such as St Catherine's College, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Pevensey & Westham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Crumbles is about 2 miles east of Eastbourne, in East Sussex. Whether the building in Crumbles is a house, a flat or a commercial unit, we can survey the roof. Crumbles is one of the towns and villages in East Sussex we cover. Brighton is in our area too.

Further out, we also cover Hastings (11 miles north-east), Bexhill-on-Sea (7 miles north-east), Seaford (10 miles west), Lewes (15 miles west), Hailsham (6 miles north-west) and St Leonards (10 miles north-east).
Local landmarks in Crumbles
Typical jobs here are in homes near The Haven Voluntary Aided CofE/Methodist Primary School and Princes Park. For rail, the closest station is Pevensey & Westham station, about 1.3 miles north. Other landmarks nearby include Pevensey Court House Museum And Gaol (1.6 miles north) and Pevensey Castle (1.5 miles north). Not far away are Combe Hill.
When to book a survey in Crumbles
Water that does not drain sits on the roof and speeds up wear. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.
We are frequently asked to look at:
- Outlets choked with leaves and silt
- Dips that suggest the deck is deflecting
- Failed seals around rooflight kerbs
- Failed upstands where the roof meets a wall
Take an older house close to St. Richard: flat-roofed rear additions and dormers added over the years are worth checking.
Before booking anyone
- How much experience they have with roofs like yours
- Which parts of the roof they’ll actually see
- Whether the inside of the roof is included
- What they will not be able to tell you
How the survey changes by roof type
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
Rooflights and upstands
The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.
Questions from Crumbles
Do you cover smaller places like Crumbles?
Yes, Crumbles is on our map. A small place gets exactly the same survey as a big one.
Is my home in Crumbles listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
What’s in the report?
Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Are you structural engineers?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
