How a roof survey works in Rusher's Cross
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a close look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey flat roofs, natural slate and ridges, hips and valleys, and common reasons people get in touch are slipped, cracked or missing slates and tiles and ponding, splits or blisters on flat roofs.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we need to know
A little information up front helps. It is useful to include:
- The address and postcode of the property
- The kind of building and roof involved
- Your timetable, like an exchange date
- Why you want a survey: buying, a leak, a storm or new work
Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Questions from Rusher's Cross
Do you cover smaller places like Rusher's Cross?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Does a conservation area affect roof work in Rusher's Cross?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
What does a roof survey include?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.
Will you check the loft?
Usually, if there is one and it can be reached safely. The roof space can show things the outside cannot, like damp timbers, staining or daylight.
Can you tell me how long my roof will last?
Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Roof surveys around Rusher's Cross
Historic houses like Wadhurst Castle, about 2.6 miles north-east, show how far back building in the area around Rusher's Cross goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Homes near green spaces such as Wadhurst Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For an older house near a landmark such as The Parish Church of St John the Baptist, its chimney, valleys and lead work are likely to be the parts that need attention first.

The survey, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Rusher's Cross can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

Common roof problems in Rusher's Cross
Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.
Things that frequently lead to a survey include:
- Cracked mortar along the ridge
- Gaps in the roof where coverings have gone
- Gutters that overflow in heavy rain
- Valley linings that have cracked or split
Landlords with a home close to Wadhurst station may find that a dated record of the roof is useful when planning maintenance across a let.
Choosing a roof surveyor
- What the survey won’t cover
- Whether the price includes VAT
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether you can ask questions once you have the report

Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Gather any paperwork for past roof work
- Move stored items away from the loft hatch
- Watch for slipped slates after bad weather
- Keep the report with your property records
We email the report to you, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
