Roof survey in Filching: what you get
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there is safe access. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey ridges, hips and valleys, the roof space and flat roofs, and the problems we are asked to look at most are worn or blocked valleys and lifted, split or missing lead flashings.
Some older homes in villages like Filching are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

The survey, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Filching, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- Make a note of anything you’d like us to look at
- Have any paperwork from past roof work to hand
- Mention any parking restrictions on your street

What a roof survey does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A structural engineer’s report
- An exact number of years the roof has left
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. The full list of what we check.
Roof types and parts we check
- Ridges, hips and valleys
- Natural slate
- Lead flashings
- Flat roofs
- Clay and concrete tiles
- The roof space
- Chimney stacks
Why it is worth a survey now in Filching
Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry. In a place like Filching, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

When to book a survey in Filching
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
A survey can pick up problems like:
- Leaning or weathered chimney stacks
- Standing water on a flat roof
- Gutters that overflow in heavy rain
- Worn or blocked valleys
Landlords with a home close to Polegate station may find that a dated record of the roof is useful when planning maintenance across a let.

Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
Filching: your questions answered
How do I find out if my home in Filching is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Polegate station?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
What if it rains on the day?
Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.
Do you give a life expectancy for the roof?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Does someone need to be in?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
Do you inspect the roof from on top?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
Roofs, chimneys and gutters in Filching
Filching is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Historic houses like Alfriston Clergy House, about 2.9 miles west, show how far back building in the area around Filching goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings such as Willingdon Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to The Parish Church of Saint Peter: old fixings, lead flashings and tall chimneys are typical of older roofs.
