Roof survey in Westdean, East Sussex
Roof surveys in Westdean and the rest of East Sussex. Surveys run seven days a week.
- Ponding, splits or blisters on flat roofs
- Torn or sagging underlay
- Blocked, sagging or leaking gutters
What we’re asked to look at in Westdean
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.
Problems we come across frequently include:
- Valley linings that have cracked or split
- Gaps in the roof where coverings have gone
- Leaking gutter joints and downpipes
- Torn or sagging underlay
If you live near a park such as Seaford Head Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
What to check before booking
- Whether the loft space is looked at, where there is one
- Their insurance cover
- Their track record with similar roofs
- Their report turnaround times
Roof surveys for homes and businesses in Westdean
We inspect everything that’s safely in view: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey clay and concrete tiles, lead flashings and natural slate, and the problems we’re asked to look at most are cracked mortar along the ridge and condensation or damp timbers in the loft.
In a small place like Westdean, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Why get it checked now?
It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.
Why us?
- 5,000+ roofs surveyed
- Two decades and more of roof surveys
- Insured for professional indemnity and public liability
- Thermal imaging and drone inspection where they help

How it works
We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Westdean, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- You let us know about the property and any concerns.
- We arrange a day that suits you, including weekends.
- We look at the roof from each safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- We email a written report with photos and recommendations.
Preparing for the visit
- Mention any parking restrictions on your street
- Check the loft hatch can be reached
- Leave side gates unlocked

For landlords and managing agents
Landlords and letting agents in Westdean book surveys as well as householders. A report with photos gives you a clear record of the roof, useful for planning maintenance.

Roof surveys in Westdean: local notes
Westdean lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
With Alfriston Clergy House about 2 miles north, the area around Westdean has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you let a flat or house near Seaford station, a dated record of the roof is useful when planning maintenance across a let.

Practical tips
Here are a few things we’d tell any owner:
- Let us know about past leaks
- Move stored items away from the loft hatch
- Find records of any re-roofing or repairs
- Watch for slipped slates after bad weather
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.
Keep the roof space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.
Westdean questions
How do I find out if my home in Westdean is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you cover smaller places like Westdean?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.
How long will you be at the property?
On site, it typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
Is this a RICS survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.
Does the weather affect the survey?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.
Can you check whether my roof contains asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
What a roof survey does not cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- The condition of the rest of the building (that is a RICS home survey)
- A promise that the roof will not leak in future
- What’s under the slates, tiles or felt
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.
