Independent roof surveys in Lions Green

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at most homes, or half a day or so for a commercial building. You’re welcome to ask questions while we are there. Somewhere like Lions Green needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Note where any stains or damp appear
  • For a flat or shared roof, check access with the freeholder or managing agent

Advice

Roof survey in Lions Green: what you get

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. If you’re worried about condensation or damp timbers in the loft and lifted, split or missing lead flashings, a survey will tell you what’s going on.

Somewhere as small as Lions Green, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

FAQs for Lions Green

Is Lions Green in the area you cover?

Yes. We work right across London and the South East, and Lions Green is part of that. You can phone 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

How do I find out if my home in Lions Green is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you tell me how long my roof will last?

We don’t give a number of years. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Roof surveys around Lions Green

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If your house is among the older ones in the streets near The Parish Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. With Horselunges Manor about 4 miles south, the area around Lions Green has a long history. Older homes in the area may have roofs that need matching materials when work is done.

What a roof survey does not cover

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • Defects hidden under coverings or inside walls without opening up
  • Walls, floors and services below the roof
  • A promise that the roof will not leak in future

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and does not.

Roof types and parts we check

  • Flat roofs
  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks
  • Lead flashings
  • The roof space
  • Ridges, hips and valleys

Different roofs, different checks

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.

Flat roof coverings

A felt roof frequently lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Mention any flat roofs as well as the main roof
  • Leave roof access to professionals
  • Make sure we can open the loft hatch
  • Let us know about any leaks or stains you’ve seen

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Rented homes, blocks and businesses

Landlords, agents and building managers in Lions Green and across East Sussex can book any of our surveys. To discuss a property or a block, call 07833 053749 or send us an email.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
