About our flat roof survey in Litlington
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’re worried about blisters and bubbles in the covering and pools of water lying on the roof, a survey will tell you what’s going on, on upstands and outlets, mastic asphalt and single-ply membranes alike.
In a village or hamlet like Litlington, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for a house, and about three to four hours for a commercial roof. You are welcome to ask questions while we’re there. Cottages and farmhouses around Litlington often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Find any records of previous roof work
- Agree roof access with the managing agent if it’s shared
- Note where any stains or damp appear

Advice
DIY checks: what’s safe
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What a flat roof survey does not cover
Some things can’t be seen without opening up the roof, and that sets some limits:
- An exact number of years the roof has left
- Fragile surfaces, which we do not walk on
- What’s under the membrane without opening it up
If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before booking. What a survey covers and does not.

Tips that help
You don’t need to be a roofer to help. What helps most:
- Check new fixings through the roof are properly sealed
- Note the date and type of any roof work
- Keep clear of rooflights and fragile roof sheets
- Check from a window for ponding after heavy rain
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.
Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
Your questions about flat roof surveys in Litlington
Do roofs near the sea, like those around Litlington, take more of a battering?
It can do. Within about 3 miles of the sea, as Litlington is, metal fixings wear faster and gales find any loose ridge or slate.
Will you come out to Litlington?
Yes, Litlington is on our map. A small place gets exactly the same survey as a big one.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Can you test old roof sheets for asbestos?
Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
What types of flat roof do you survey?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.
What’s in the survey report?
Written findings with photos, covering the condition of the flat roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Local flat roofs in Litlington
Litlington is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. With Alfriston Clergy House about 0.5 miles north, Litlington sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Anyone responsible for a site like Alfriston School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. The streets around a church like The Parish Church of St Michael the Archangel are often among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems normally start.

Signs you need a flat roof survey in Litlington
Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.
We’re frequently asked to look at:
- Edge trims that have lifted or split
- Failed seals around rooflight kerbs
- Outlets choked with leaves and silt
- Signs of deflection in the roof deck
If you own a rental within reach of Berwick (Sussex) station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
