What affects the cost of flat roof surveys

A few things affect what a survey costs:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What we need to know

A little information up front helps. It helps to include:

  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • Dates you are working to, like exchange

We confirm the exact price before booking, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or send us an email.

Flat roof surveys for homes and businesses in Winton

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. If you’ve noticed outlets choked with leaves and silt and ponding water that doesn’t drain away, we can find out what’s behind it, on GRP fibreglass, upstands and outlets and single-ply membranes alike.

In a village or hamlet like Winton, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or drop us an email with the addresses.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which can make access easier.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Parts of the roof that are not safe to walk on or view
  • A fixed date for when the roof will need replacing

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and does not.

What we check

  • Mastic asphalt
  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes
  • Upstands and outlets
  • Felt flat roofs

What we look for on each type of roof

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.

Questions from Winton

Does a conservation area affect roof work in Winton?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do roofs near the sea, like those around Winton, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Winton is within about 4 miles of the coast.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, ring 07833 053749 or email us.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Local flat roofs in Winton

Winton is within about 4 miles of the coast, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For landlords with property near Berwick (Sussex) station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Alfriston Clergy House lies about 0.5 miles south, so building around Winton goes back a long way. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof. Anyone responsible for a site like Alfriston School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Winton is about 3 miles north-east of Seaford, in East Sussex. Wherever you are in Winton, we can come and survey your property, on a weekday, Saturday or Sunday. We cover towns and villages across East Sussex, large and small. For surveys nearby, see our Brighton page.

Surveys in BN26 are booked the same way as anywhere else. The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two for a house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Winton frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

Why it’s worth a survey now in Winton

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. For older village homes like those around Winton, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

To find out what your survey will cost, phone 07833 053749 or email us with the address and a few details. We’ll confirm the figure before booking.
