Different roofs, different checks

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

Flat roof surveys for homes and businesses in Dukes Green

A flat roof leak frequently travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. Common reasons to book are failed seals around rooflight kerbs and splits, cracks and crazing, on single-ply membranes, felt flat roofs and upstands and outlets.

Flat roofs on exposed homes in small places like Dukes Green take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Do you need a flat roof survey in Dukes Green?

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

Most people get in touch after spotting one of these:

  • Blocked or damaged outlets
  • Failed seals around rooflight kerbs
  • Signs of deflection in the roof deck
  • Standing water left after rain

For site and facilities teams at buildings such as Alfriston School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Before you book any roof surveyor

  • How soon the report will arrive
  • Is there a chance to talk the report through?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Will they check the loft as well as the outside?

What a roof survey includes

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen. The survey normally takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere like Dukes Green needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before the survey

  • Dig out any old roof reports or invoices
  • Agree roof access with the managing agent if it’s shared
  • If you’re buying, let the agent know when we are coming

Advice

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the flat roof, with photographs.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Fragile surfaces, which we don’t walk on
  • Asbestos testing, which needs a specialist asbestos surveyor
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

Dukes Green: your questions answered

Does a conservation area affect roof work in Dukes Green?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Dukes Green within the area you cover?

Yes, Dukes Green is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Do you go up onto the roof?

Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Can you test old roof sheets for asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

Flat roofs in Dukes Green

Dukes Green is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Alfriston Clergy House, about 0.5 miles north-east, is one of the historic houses in the wider area around Dukes Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If yours is one of the older homes in the streets near The Parish Church of St Michael the Archangel, the joins between later flat roofs and the old walls are where problems typically start. Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Note the date and type of any roof work
  • Book a survey every few years
  • Ask contractors to protect the roof if they work on it
  • Ask whoever fits equipment on the roof to make good the covering

After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
