What affects the cost of flat roof surveys

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, such as extensions, dormers and garages
  • The height of the building and how the roof can safely be seen
  • The type of building, from a house to a block or an office

Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Getting in touch

There is no need for technical words. Just tell us:

  • Photos of the roof, taken safely from ground level or a window
  • The type of building and roof, such as pitched or flat
  • Dates you’re working to, like exchange
  • Any stains, drips or damp patches you’ve seen indoors

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Flat roof surveys for homes and businesses in Wilmington

Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. Typical surveys look at failed upstands where the roof meets a wall and pools of water lying on the roof, on mastic asphalt, EPDM rubber and upstands and outlets.

Flat roofs on exposed homes in small places like Wilmington take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

What we look for on each type of roof

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check how the covering is finished around each rooflight and upstand.

What happens on the day

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Wilmington, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before we arrive

  • Move anything stored under the loft hatch
  • If it isn’t your property yet, arrange access through the agent
  • Find any records of previous roof work

Useful tips for Wilmington property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Note where water lies after a downpour
  • Make sure new fixings through the roof are properly sealed
  • Treat rooflights and old sheeting as fragile
  • Note the date and type of any roof work

If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Flat roof surveys around Wilmington

Wilmington lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you live in an older home near St Mary and St Peter's Church, flat-roofed rear additions and dormers added over the years are worth checking. Alfriston Clergy House, about 1.9 miles south-west, is one of the historic houses in the wider area around Wilmington. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. If you own a rental within reach of Berwick (Sussex) station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Wilmington is about 4 miles south-west of Hailsham, in East Sussex. Wilmington is one of many places we visit across East Sussex, for homes and businesses alike. Our East Sussex coverage includes Wilmington. For surveys nearby, see our Brighton page.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations, which need a structural engineer
  • A promise that the roof won’t leak in future
  • What’s under the membrane without opening it up

Wilmington questions

Do you cover smaller places like Wilmington?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does being near the coast affect roofs in Wilmington?

It can do. Within about 5 miles of the sea, as Wilmington is, metal fixings wear faster and gales find any loose ridge or slate.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
