Independent electronic leak detection in Winton

Different roofs, different checks

Green and ballasted roofs

Roofs with planting or ballast hide the membrane. Testing may still be possible but it depends on the layers.

Inverted and paved roofs

Inverted roofs have the insulation on top of the waterproofing, which affects testing.

Electronic leak detection for homes and businesses in Winton

Some flat roofs cannot be tested electronically. Certain membranes conduct electricity and some roofs don’t have a suitable layer beneath the membrane. If your roof isn’t suitable, we’ll tell you before any testing. Any details you have about the membrane and build-up help us decide, such as drawings or specifications. It avoids arranging a test that cannot give results. We are often asked to look into water coming in under a flat roof and holes around roof penetrations, on commercial flat roofs, liquid-applied waterproofing and roof terraces and balconies.

In a small place like Winton, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Electronic leak detection in Winton: local notes

The coast is about 4 miles or less from Winton, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. About 0.5 miles south lies Alfriston Clergy House, a reminder of how long the area around Winton has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St. Andrew: flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of Berwick (Sussex) station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Landlords, agents and block managers in Winton

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

How the survey works

After the inspection, everything we found is written up as a report with photos. On timing, it normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Rural addresses near Winton can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photos shows where each breach is.

What we’re asked to look at in Winton

Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.

These are some of the problems a survey can pick up:

  • Holes left by work on the roof
  • Breaches hidden under paving or planting
  • Breaches around outlets and penetrations
  • Leaking laps in the waterproofing

If you look after a building such as Alfriston School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Before booking anyone

  • Whether the roof space is looked at, where there is one
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their insurance cover
  • Is there a chance to talk the report through?

FAQs for Winton

Is Winton within the area you cover?

Yes, Winton is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Winton?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How quickly is the report sent?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us as you book.

Will you repair the leak?

No. We test the membrane and report. The report shows where each breach is for your roofer to repair.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Stay off the flat roof unless needed
  • Test new membranes before covering them
  • Have roof specifications to hand
  • Act on new leaks promptly

Keep the report with the roof’s records. It is a dated record of the membrane’s condition.

Check contractors protect the waterproofing when fitting equipment. Check the roof after they’ve finished.
