Milton Street: your questions answered
Does a conservation area affect roof work in Milton Street?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is the coastal weather around Milton Street hard on roofs?
It can do. Within about 4 miles of the sea, as Milton Street is, metal fixings wear faster and gales find any loose ridge or slate.
How much does electronic leak detection cost?
We quote for each roof individually. Send us details of the roof. Just phone 07833 053749 or drop us an email for a quote.
Do you work in Milton Street?
Yes. We survey roofs in Milton Street and the rest of East Sussex, as part of our work across London and South East England. For a price, ring 07833 053749 or drop us an email.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
Will you repair the leak?
No, our part is finding the breaches. Your roofer uses the report to target the repair.
Will you walk on the roof?
Only if it is safe. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.
Electronic leak detection in Milton Street
Electronic leak detection works on many flat roof membranes, on homes, blocks and commercial buildings. It can be used to trace an existing leak or to test a new membrane before it’s covered. Each roof is quoted on its size and build-up. We can test on weekdays and at weekends, depending on the weather. Just ask about your roof. We are frequently asked to look into damage from equipment installers and failed seams and laps, across flat roof membranes, liquid-applied waterproofing and single-ply roofs.
In a small place like Milton Street, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
After the visit, you get a report with photos, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

What we look for on each type of roof
EPDM rubber roofs
EPDM is a long-lasting flat roof membrane, but can still be punctured.
Green and ballasted roofs
Green roofs and ballasted roofs cover the waterproofing. Testing may still be possible but it depends on the layers.
What a survey costs
Prices always include VAT. What changes the price is:
- How complicated the roof is, with its valleys, chimneys and parapets
- How tall the building is and how easy the roof is to see
- Extra roofs, like extensions, dormers or garages
- The size of the roof
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
Getting in touch
Before you get in touch, it is useful to have:
- Any marks or damp showing indoors
- What’s prompted the survey
- Pictures of the roof from a safe spot, if you have them
- The property’s address and postcode
A quick phone call is normally the easiest start: ring 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.
Honest limits
Some things can’t be seen without opening up the roof, so a survey has limits:
- Leaks from plumbing or windows
- Carrying out the repair work
- Sections we cannot safely access
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.
Roof types and parts we check
- Green roofs
- Flat roof membranes
- Liquid-applied waterproofing
- Commercial flat roofs
- Single-ply roofs
- Roof terraces and balconies
Practical tips
Most of what helps is simple and safe from ground level. A few suggestions:
- Don’t keep patching the same spot
- Check new waterproofing before handover
- Do not leave water getting in
- Keep a note of leaks after rain
If water has been getting in, insulation under the membrane may be wet. That is something to discuss with your roofer, and moisture readings can help.
Consider testing a new membrane before it’s covered. Finding breaches is simpler at that stage.
Why it is worth a survey now in Milton Street
Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out so attention can go to the right place. Where a roof is exposed, as many are in small places like Milton Street, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your survey before booking.
Why us?
- Independent findings on the roof’s condition
- Drone and thermal imaging surveys available
- 98% of clients satisfied
- Plain-English reports with photos

Flat and commercial roofs around Milton Street
The coast is about 4 miles or less from Milton Street, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Alfriston Clergy House, about 1.1 miles south-west, is one of the historic houses in the wider area around Milton Street. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Take a building like Alfriston School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Take an older house close to St Mary and St Peter's Church: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you let a flat or house near Berwick (Sussex) station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Well-known places in the area include Eastbourne District General Hospital (4.4 miles south-east) and Burlough Castle (under half a mile north-west). Open spaces near Milton Street include Combe Hill.
How it works
Once we have finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take longer on a large roof than a small one, and the build-up of the roof makes a difference too. In a hamlet or village like Milton Street, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with what you know about the roof and the leak.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- The membrane is tested and breaches are found.
- You get a report with photos of each breach.
How to prepare
- For flats, make sure roof access has been agreed
- Leave side gates unlocked
- Find any records of previous roof work
