How we price flat roof surveys

All our prices include VAT. What changes the price is:

  • The type of building, from a house to a block or an office
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

There is no need for technical words. It is enough to let us know:

  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • What kind of property and roof it is
  • Dates you’re working to, such as exchange

Unsure which package suits your roof? It is easiest to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Flat roof survey in Jevington: what you get

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. If you’ve noticed splits, cracks and crazing and loose or cracked edge trims, a survey will tell you what’s going on, whatever the roof.

Flat roofs on exposed homes in small places like Jevington take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.

Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Flat roof surveys around Jevington

Jevington lies within about 3 miles of the sea, so there’s more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take an older house close to The Parish Church of St Andrew: the joins between later flat roofs and the old walls are where problems typically start. For site and facilities teams at buildings such as Willingdon Community School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. Historic houses like Alfriston Clergy House, about 2.7 miles west, show how far back building around Jevington goes. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once.

Jevington questions

Do roofs near the sea, like those around Jevington, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is my home in Jevington listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

What’s the best way to book?

Simply phone 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

How many years has my flat roof got left?

We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Why act early in Jevington

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Around Jevington, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your survey before booking.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether old sheeting or boards contain asbestos
  • Structural calculations, which need a structural engineer
  • The condition of the deck or insulation hidden under the covering

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and does not.

What we check

  • Mastic asphalt
  • Single-ply membranes
  • GRP fibreglass
  • Upstands and outlets
  • Felt flat roofs
  • EPDM rubber

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take about one to two hours for a house, while a commercial roof takes nearer three to four hours. In a hamlet or village like Jevington, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a written report with photos and our recommendations.
