Surveys for landlords and agents in Holywell

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it when booking and we will plan the visit with that in mind.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

How a landlord roof survey works in Holywell

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It does not give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. We survey shared roofs, gutters and downpipes and converted houses, and common reasons people get in touch are cracked or leaning shared chimneys and parapets and upstands in poor repair.

Trees around homes in smaller places like Holywell drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later.

What a landlord roof survey looks like in Holywell

The coast is about 1 mile or less from Holywell, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you own a rental within reach of Eastbourne station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like St John's Meads Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Holywell is about 2 miles south of Eastbourne, in East Sussex. In Holywell, as across East Sussex, every roof gets the same careful survey. Our area takes in places right across East Sussex, from the larger towns to small villages. You can also see our page for Brighton.

Surveys in BN20 and BN21 are booked the same way as anywhere else. If you need a landlord roof survey at a property on Mount Road, Cliff Road and Denton Road or a nearby road, we can survey it. If you are just outside Holywell, we cover Meads (1 mile north-west), Old Town (1 mile north), Upperton (1 mile north), Eastbourne (2 miles north) and Ratton Village (3 miles north). Further out, we also cover Hastings (15 miles north-east), Bexhill-on-Sea (11 miles north-east), Seaford (7 miles west), Lewes (14 miles north-west), Hailsham (8 miles north) and St Leonards (14 miles north-east).

Holywell’s nearest station is Eastbourne station, roughly 1.2 miles north of the centre. A little further out are Eastbourne District General Hospital (2.3 miles north) and Rnli Eastbourne Lifeboat Museum (0.8 miles north-east). Not far away are Combe Hill.

Common questions in Holywell

Is my home in Holywell listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Holywell, take more of a battering?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Do you work in Holywell?

Yes. We survey roofs across London and South East England, and that includes Holywell.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen as well as what could.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof
  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can be seen safely

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

Booking your survey

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode
  • Access details, such as a loft hatch or a shared roof
  • The style of property, from a terrace to a block

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Before and after the survey

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Book gutter clearing at least once a year
  • Survey the roof on a regular cycle
  • Act on high-priority defects quickly
  • Give tenants a simple way to report leaks

We don’t advise on leases or who should pay. Our report sets out the roof’s condition to help those discussions.

Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.

Why get it checked now?

Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later helping you spread the work. Around Holywell, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What you get with us

  • Independent findings on the roof’s condition
  • Visits on any day of the week
  • Covered by professional indemnity and public liability insurance

Take a look at how roof surveys are priced and two real surveys.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two for a house, and longer for a block or a building with several roofs. With a bit of garden around a house, as there often is around Holywell, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the loft space is arranged with you in advance.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Let us know about parking near the property
  • Note where any stains or damp appear
  • Keep pets in another room

Advice

When to book a survey in Holywell

People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof cannot be seen from the street.

Here are some of the things we see often:

  • Failed flashings at walls and chimneys
  • Cracked or leaning shared chimneys
  • Gutters overflowing onto walls
  • Leaking joints at party walls

If your home is one of the older ones in the streets near St John the Evangelist, old fixings, lead flashings and tall chimneys are typical of older roofs.
