About our landlord roof survey in Fairwarp
Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us and residents will need to be told in advance. Your agent or you arrange access and we’ll say what we need as you book. Any part we couldn’t reach is noted in the report. Common reasons to book are splits and blisters in flat roof coverings and flashings that have come away, across shared roofs, blocks of flats and rented houses.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

What a survey costs
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Any need for thermal images or a drone flight
- The roof’s overall size
- The package you choose: Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.
What to tell us when you contact us
You don’t need to know any roofing terms. Just let us know:
- The property’s address and postcode
- Pictures of the roof from a safe spot, if you have them
- Where water is showing inside, if it is
- What’s prompted the survey
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.
How it works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Somewhere like Fairwarp needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we’ll need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
Before we arrive
- Leave side gates unlocked
- Keep pets out of the way during the survey
- If you’re buying, check with the agent that we can get in

Checking the roof from ground level
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Roof by roof
Flat roofs on blocks and rear additions
Felt flat roofs often need replacing after around 15–20 years, so their age matters.
Roof spaces and lofts
Underlay on older roofs can be felt, or missing. We note what we see from inside.
What this survey cannot tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Areas behind locked flats or blocked hatches
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Walls, floors and services beyond the roof
If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

FAQs for Fairwarp
Can a landlord with a rental near Buxted station book a roof survey?
Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.
How do I find out if my home in Fairwarp is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Do you survey roofs shared between flats?
Yes. We survey what we can access and see safely. Areas we couldn’t see are noted as well as what could.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.
How long will you be at the property?
It normally takes about one to two hours for a house, though large, tall or awkward roofs take more time. The report follows by email.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

Fairwarp homes and their roofs
Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live in an older home near St John the Evangelist Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Buxted station, a dated record of the roof is useful when planning maintenance across a let.

Practical tips
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:
- Book gutter clearing at least once a year
- Make leak reporting easy for tenants
- Give residents notice before a survey
- Hold on to old reports to compare later
Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.
Get gutters and roof outlets cleared at least once a year, particularly on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.
