Gutter survey in Fairwarp, East Sussex
A survey of gutters, valleys, outlets and downpipes in Fairwarp, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.
- Gutters overflowing in heavy rain
- Gutters packed with leaves or moss
- Valley or box gutters that overflow inside
How a gutter survey works in Fairwarp
A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey eaves gutters, outlets and hoppers and downpipes, and people most often book us about leaking or loose downpipes and water backing up from a hidden gutter.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a gutter survey does not cover
Before you book, it is worth knowing what a survey will not do:
- The inside of buried drains
- Gutters out of sight from every safe viewpoint
- Confirming asbestos in older rainwater goods
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What our survey covers.
Roof types and parts we check
- Eaves gutters
- Valley gutters
- Parapet and box gutters
- Fascias and soffits
- Outlets and hoppers
- Downpipes
What we do, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Fairwarp often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Getting ready for the survey

Advice
Useful tips for Fairwarp property owners
There’s plenty you can do without going near the roof. What helps most:
- Have overhanging branches cut back
- Watch ceilings under valley gutters for fresh marks
- Note any damp stains below the gutters
- Make sure downpipe clips are holding
Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
FAQs for Fairwarp
Can a landlord with a rental near Buxted station book a roof survey?
Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and let us know about the building.
Do you cover smaller places like Fairwarp?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Will you photograph what you find?
Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Could my damp wall be caused by the gutters?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.

What affects the cost of gutter surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- The height of the building and how the roof can be seen safely
- Any need for thermal images or a drone flight
- Commercial roofs and larger buildings
- The number of roofs, including extensions and garages
All our prices include VAT. Prices start from £150, including VAT. You’ll know the price for your roof before booking.
Booking your survey
A little information up front helps. It is useful to include:
- Where any leaks, stains or damp patches show inside
- Pictures of the roof from a safe spot, if you have them
- Where the property is, with the postcode
- What kind of property and roof it is
Booking is simple: just call 07833 053749 or email us and give us a few details about the property and we will recommend the right survey. The price is agreed up front.
Why it’s worth a survey now in Fairwarp
Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. Where a roof is exposed, as many are in small places like Fairwarp, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
To find out what your survey will cost, call 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.

Fairwarp homes and their roofs
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
For an older house near a landmark such as St John the Evangelist Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Signs you need a gutter survey in Fairwarp
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
We’re frequently asked to look at:
- Valley or box gutters that overflow inside
- Gutters that have fallen out of line
- Choked outlets or hopper heads
- Dripping or leaking gutter joints
Landlords with a home close to Buxted station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
