  • Heat escaping through the roof

Signs you need a thermal roof survey in Fairwarp

Flat roofs that have leaked for a while can have wet insulation under the covering. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.

These are some of the problems a survey can pick up:

  • Stains that keep coming back
  • Leaks far from where the stain appears
  • Patches of heat loss across the roof
  • Damp where roofs meet walls and chimneys

Take an older house close to St John the Evangelist Church: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What a roof survey includes

How a thermal roof survey works in Fairwarp

What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. If you are worried about leaks that are hard to trace and damp around roof outlets and upstands, a survey will tell you what’s going on.

In a small place like Fairwarp, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Fairwarp, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Questions from Fairwarp

Is my home in Fairwarp listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Fairwarp?

Yes, Fairwarp is within the area we cover. We survey roofs across London and South East England. You can call 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know when you book.

How long will you be at the property?

It normally takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email, on the timescale of your package.

How much does a thermal roof survey cost?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What a thermal roof survey looks like in Fairwarp

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

How the survey changes by roof type

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An energy rating for the building
  • Clear results when the conditions on the day are poor
  • Whether the deck or roof structure is strong enough

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.
