Thermal roof surveys for homes and businesses in Five Ash Down

A thermal survey is not a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. If a finding can’t be confirmed, the report suggests a next step. Typical surveys look at possible trapped moisture under a flat roof covering and wet areas near outlets and upstands, on insulated roof spaces, loft conversions and flat roofs.

In a small place like Five Ash Down, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

Five Ash Down questions

Do you cover smaller places like Five Ash Down?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is Five Ash Down in the area you cover?

Yes, Five Ash Down is within the area we cover. Our area covers London and South East England. Just phone 07833 053749 or use the contact form and let us know about the property.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Can a thermal survey trace a roof leak?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Leave the roof to people with safe access
  • Photograph damp patches with the date
  • Keep a record of when stains appear
  • Remember the conditions on the day affect the results

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps frequently appear after work in the loft.

Why it is worth a survey now in Five Ash Down

Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. In a small place like Five Ash Down, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Not every roof costs the same to survey, and it comes down to:

  • The size of the roof

  • Extensions, dormers and garages with roofs of their own
  • Whether you choose the Basic, Standard or Premium Survey

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

To price your survey accurately, we will ask about:

  • What’s prompted the survey
  • Any marks or damp showing indoors
  • The address and postcode of the property
  • When you need the report by

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

What we do, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we’re there. Somewhere like Five Ash Down needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Getting ready for the survey

  • If you are buying, check with the agent that we can get in
  • Leave a clear route to the loft
  • Point out any leaks or damp patches

Flying and imaging in Five Ash Down

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you live in an older home near Five Ash Down Independent Chapel, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps.

What a thermal roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming water without moisture readings
  • Structural calculations, which need a structural engineer
  • What’s inside walls or under coverings, without opening up

What we are asked to look at in Five Ash Down

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which suits a purchase that is moving quickly.

Common reasons to book include:

  • Damp patches with no obvious cause
  • Water getting in at parapets and stacks
  • Water that travels before it shows
  • Thin or uneven insulation in the roof

Take a building like Buxted CofE Primary School: big roofs are where close-up aerial shots and thermal images show the most at once.

Questions to ask before booking

  • Whether you can ask questions once you have the report
  • Whether any drone flown is registered with the CAA
  • Will the report include photos?
  • Their report turnaround times
