How a landlord roof survey works in Horney Common

A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. The findings come in a written report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. We survey converted houses, rented houses and gutters and downpipes, and people most frequently book us about splits and blisters in flat roof coverings and failed flashings at walls and chimneys.

In a small place like Horney Common, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Landlord roof surveys around Horney Common

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you own one of the older houses in the streets near Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Common roof problems in Horney Common

Tenants and leaseholders rarely look at the roof. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof can’t be seen from the street.

These are some of the problems a survey can pick up:

  • Blocked gutters over flats
  • Slipped or missing slates and tiles
  • Standing water on a flat roof
  • Chimney stacks in poor repair

Landlords with a home close to Buxted station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

What to expect from a roof survey

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • Walls, floors and services beyond the roof
  • Confirming asbestos in older roof materials
  • Structural calculations or an engineer’s report

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. What our survey covers.

What this survey covers

  • Converted houses
  • Rented houses
  • Flat roofs on blocks
  • Shared roofs
  • Blocks of flats
  • Gutters and downpipes

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Somewhere as small as Horney Common, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

How to prepare

  • Buyers: confirm access with the estate agent or seller

How to book

Advice

FAQs for Horney Common

Do you cover smaller places like Horney Common?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

I let a flat near Buxted station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What if it rains on the day?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. Repair costs are not included but it gives contractors a clear brief.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Ask your managing agent about lease terms
  • Give tenants a simple way to report leaks
  • Deal with urgent items first
  • Make sure the roof space can be accessed

Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.

Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

What a survey costs

To price your survey, we look at:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can safely be seen
  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Helping us price your survey

You do not need to know any roofing terms. Just tell us:

  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, like pitched or flat
  • Whether there is a loft hatch, a shared roof or tricky access

Once you know what you need, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the let or shared roof, with photos, which helps you plan work between tenancies.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
